Maintenance works 2026
In 2026, maintenance works will take place at the apartment complex “Sterflat”, where Etoile31 is located.
The works include maintenance of brickwork, balconies and gallery areas. During certain periods, some disturbance may occur.
The works are carried out in phases, per façade and per floor. No scaffolding will be placed on the sea-facing balcony side.
Execution depends on weather and wind conditions and will take place on weekdays between 08:00 and approximately 16:30. No works will be carried out in the evenings or weekends.
Balcony works (sea side)
– Repair and painting of wooden façade elements where necessary
– Renovation of concrete balcony edges
– Replacement of the existing balcony floor coating
– Works will be carried out using suspended platforms with temporary dust screens (only during active work; afterwards the view will be clear again)
– Execution per façade, from top floor (10th) down to 1st floor
>> Apartment Etoile31 is located on the 1st floor. The works on this façade are currently scheduled from week 19 (early May 2026) and are expected to last approximately 3 weeks.
Gallery works (land side)
– Repair and painting of wooden façade elements
These works are expected to be completed by Friday 17 July 2026.
The aim is to complete all works before 17 July 2026. From 18 July until 9 August 2026, no works will take place.
If any works are required after this period, they will consist only of minor finishing paintwork with minimal disturbance.
